Data released by the General Directorate of Residency and Foreigners Affairs – Dubai (GDRFA) for the first half of 2026 paints an unambiguous picture — and goes a long way toward explaining why the city's rental market remains as tight as it is.

The Golden Visa is granted for a long term — typically ten years — and is not tied to an employer. It is aimed at investors, entrepreneurs, senior professionals, scientists and individuals with exceptional talent.

In other words: a high-purchasing-power population arriving with the intention of staying.

That distinction changes the investment calculation.

A resident on an employer-linked visa may leave when the contract ends.

A Golden Visa holder makes decisions on a ten-year horizon: enrolling children in school, opening accounts, and frequently moving from renting to owning.

Its Director General, Lieutenant General Mohammed Ahmed Al Marri, noted that reducing bureaucracy remains a core strategic priority, alongside continued digital transformation and innovation across the authority's services.

Property Ownership with Golden Visa Benefits

Two main property-linked routes currently exist:

Golden Visa (10 years) — the best-known route for property investors is based on acquiring an asset valued at a minimum of AED 2 million. It is a long-term route that also allows sponsorship of family members.

Property investor visa (2 years) — a shorter route whose conditions were updated during 2026.

The update removed the minimum property value requirement for sole owners of a property.

Where a property is jointly owned, each applicant's share must be worth at least AED 400,000.

For mortgaged properties or those purchased on an instalments plan, applicants are generally required to provide confirmation from the bank or developer and evidence that 50% of the property value, or AED 375,000, has been paid.
